All real estate content published on Triangle Housing Guide (trianglehousingguide.com) is subject to the Federal Fair Housing Act, which makes it illegal to indicate any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, national origin, or any other characteristic protected by federal, state, or local law.
Triangle Housing Guide will not knowingly publish any content, advertisement, or listing that violates fair housing law. We are committed to equal housing opportunity and will take corrective action if any content on this site is found to be in violation.
The Fair Housing Act — what it protects
The Federal Fair Housing Act (42 U.S.C. §§ 3601–3619) prohibits discrimination in the sale, rental, financing, and advertising of housing based on the following protected classes:
🏠 Race
No person may be denied housing, shown different properties, or treated differently in any housing transaction based on race.
🎨 Color
Discrimination based on the color of a person's skin is prohibited in all housing transactions and advertising.
⛪ Religion
Housing decisions cannot be made based on a person's religion or religious practices.
⚧ Sex
Includes gender identity and sexual orientation under current HUD interpretation and NC state law.
♿ Disability / Handicap
Persons with physical or mental disabilities are protected. Reasonable accommodations and modifications must be provided.
👨👩👧 Familial Status
Families with children under 18 cannot be discriminated against. Includes pregnant women and those seeking custody of children.
🌍 National Origin
Discrimination based on a person's country of birth, ancestry, or ethnicity is prohibited.
🎖️ Military Status (NC)
North Carolina state law adds military status as a protected class in housing transactions.
North Carolina law (G.S. Chapter 41A) mirrors the Federal Fair Housing Act and adds military status as an additional protected class.
Our commitment as a publisher
As a real estate information publisher, Triangle Housing Guide takes the following steps to ensure compliance with fair housing law:
- Content review: All editorial content, neighborhood descriptions, and agent/vendor listings are reviewed to ensure they do not contain language that expresses preference, limitation, or discrimination based on any protected class.
- No steering language: We do not use language in neighborhood descriptions that could be interpreted as steering consumers toward or away from neighborhoods based on protected characteristics. We describe neighborhoods based on objective factors — price, commute, schools, amenities, and housing stock.
- No discriminatory advertising: We will not knowingly accept or publish any agent or vendor advertisement that contains discriminatory language or content.
- Equal treatment: All agents and vendors in our directory are subject to the same listing criteria regardless of their client base, specialty, or market focus.
- Accessible content: We strive to make our content accessible to users with disabilities in accordance with web accessibility guidelines.

What fair housing means for homebuyers
As a homebuyer or renter in the Triangle, you have the right to:

- Receive equal treatment from real estate agents, lenders, and sellers
- Not be steered toward or away from specific neighborhoods based on your race, religion, or other protected characteristics
- Receive equal access to financing, with loan terms based on creditworthiness — not protected characteristics
- Request reasonable accommodations or modifications if you have a disability
- File a complaint if you believe you have experienced housing discrimination

Triangle Housing Guide provides information about schools, neighborhoods, commute times, and local amenities to help buyers and renters make informed decisions. This information is based on objective, publicly available data.
We do not describe neighborhoods in terms of their racial, ethnic, or religious composition. We do not use coded language that implies demographic characteristics of neighborhoods. Our neighborhood descriptions focus exclusively on housing stock, price ranges, amenities, school assignments, and commute access.
