We track real permits, real school boundaries, real builder incentives, and real market data โ€” updated daily โ€” so you can make the most important financial decision of your life with confidence.

We cover seven Triangle cities: Apex, Cary, Holly Springs, Raleigh, Durham, Chapel Hill, and Pittsboro. Every city gets its own dedicated guide with neighborhood breakdowns, school data, new construction tracking, and market stats pulled from primary sources.

Our daily bot scrapes Wake County permits, Town of Apex development activity, local news feeds, and housing market data every morning at 7AM. Nothing on this site is older than 24 hours unless we've marked it with a last-verified date.

Editorial standards

We hold ourselves to a simple standard: we only publish what we can verify. Every data point on this site comes from a named primary source โ€” Wake County open data, municipal permit portals, WCPSS boundary documents, or MLS transaction records.

Primary sources only

We cite Wake County, WCPSS, Town of Apex, Freddie Mac, and other primary sources โ€” not aggregator blogs or unverified third-party data.

Last-verified dates

Any data point that can change โ€” school boundaries, permit counts, median prices โ€” carries a last-verified date. Stale data is clearly marked.

Every agent and vendor listed in our directories has been reviewed against the following criteria:

Agents must have a minimum of 5 years Triangle experience, verifiable transaction history, and no disciplinary actions on record with the NC Real Estate Commission. We prioritize agents with demonstrated local neighborhood expertise over high volume generalists.

Vendors must be licensed and insured in NC, have a verifiable local business presence, and pass a basic reputation review (BBB standing, Google reviews). Paid listings are clearly marked as such.
