Holly Springs leads Wake County in year-over-year appreciation at 10.2% — driven by new construction activity and strong demand from families priced out of Apex and Cary. With 312 active permits, it has more construction activity than any other Wake County suburb.

Cary is the hottest market by days on market — just 5 days on average, the lowest in the Triangle. Well-priced homes in Cary routinely receive multiple offers within 48 hours. Buyers need pre-approval and a clear due diligence fee strategy before touring.

Chapel Hill has the highest median at $725k but the slowest velocity — 40 days on market reflects a more deliberate buyer pool. The tight inventory (only 42 active listings) keeps prices firm despite slower turnover.
